Mortgage Application Checklist
When applying for a mortgage or refinancing, being well-prepared with the right documents saves time and reduces delays. Here is a checklist to guide you through the process:
Personal & Identification
- Government-issued photo ID (driver’s license, passport, etc.)
- Social Security number / national ID or tax identification number
- Proof of residency (utility bills, lease, etc.)
Income & Employment
- Recent pay stubs (last 30–60 days)
- W-2 forms or equivalent for the past 2 years
- Tax returns (complete) for the past 2 years
- If self-employed: Profit & loss statements, business tax returns, and 1099s
Assets & Financials
- Bank statements (checking, savings) – past 2–3 months
- Statements for investments (stocks, retirement, etc.)
- Documentation of other assets (vehicles, real estate)
- Gift letters (if someone is gifting down payment)
Debt & Obligations
- Credit card statements
- Evidence of other loans or liabilities
- Child support, alimony, or other legal obligations
Property-related
- Purchase agreement (if buying)
- Property tax bills
- Homeowners insurance documentation
- HOA dues (if applicable)
- Appraisal/order (if available)
Additional Documents
- Divorce decree or court orders (if applicable)
- Bankruptcy discharge documents (if applicable)
- Proof of additional income (bonuses, commissions, etc.)
